She's The One
Who Finishes.

50+ marathons. 3 Ironmans. Kilimanjaro. 24 years at Disney. One spinal surgery. One baby at 44. Theresa Seitz has never been the fastest — and that's exactly the point.

her story

Built From The
Inside Out.

Theresa Seitz isn't the athlete people assume is gunning for the podium. She's the woman who shows up, does the work, and crosses every finish line she commits to — no matter what's in the way.She spent 24 years as a Cast Member at the Walt Disney Company, where she learned that execution, discipline, and consistency aren't just professional values — they're survival skills. During that same stretch, she became an endurance athlete: 50+ marathons, 3 full Ironmans, a Kilimanjaro summit, and more than a dozen 70.3s.

"Finishing isn't about talent. It's not about perfect conditions. Finishing is a skill — and skills can be trained."

Then came spinal surgery. "Training" meant learning to walk again. Then came becoming a first-time mom at nearly 44. She raced again. She always does.Built to Finish is the book she needed at mile 18 of every hard race — and every hard season of life. It's not motivation. It's a system.

Life

Becomes a First-Time Mom at 44

The finish lines shifted — but the framework held. Becoming a mother only deepened her conviction: the ability to finish hard things is the most important skill you can build.

Comeback

Spinal Surgery — Learning to Walk Again

The hardest finish line she's ever faced wasn't on a race course. It was relearning how to walk down a hallway. She built the mental framework for this book in that recovery room.

what drives her

The Beliefs Behind
Every Finish Line.

These aren't motivational posters. They're the principles Theresa has stress-tested across 50+ races, one mountain, and the hardest seasons of her life.

01

Finishing is a skill — not a gift.

You don't have it or you don't. You build it. The same way you build speed, or strength, or any other capacity. Deliberately. Repeatedly. Under pressure.

02

Confidence comes after you start.

Most people wait to feel ready. Theresa has learned the hard way that readiness is a byproduct of action — not a prerequisite for it.

01

The quiet voice is lying to you.

At mile 18, at 2am in recovery, in the hardest quarter of the year — that voice isn't wisdom. It's fear. And fear can be managed.

01

Systems beat motivation.
Every time.

Motivation shows up when things are easy. Systems show up on the hard days. The athletes and leaders who finish are the ones who built systems, not the ones who felt inspired.

01

The finish line is everywhere.

A race. A project. A relationship. A health goal. A comeback. The mental framework for finishing is the same across all of them — and that's what makes it so powerful.

01

Your story isn't over at the hard point

Every hard thing Theresa has been through — surgery, loss, fear, doubt — has been a chapter. Not the ending. The framework exists to help you keep writing.

Everything She's Learned - In One Place.

Built to Finish takes the mental frameworks Theresa has built across 50+ races and 24 years in corporate leadership and turns them into a system anyone can use — in racing, work, and life.
